Fire-Rated Door Installation
We install UL-listed fire-rated doors in the required ratings (20-minute, 45-minute, 60-minute, 90-minute, and 3-hour) for corridors, stairwells, mechanical rooms, and other rated assemblies.
Fire-Rated Door Replacement
When a fire door or frame is damaged beyond repair or is no longer the correct type for its opening, we replace it with a new UL-listed fire-rated door and frame sized and rated for that opening.

Keep Your Fire Doors Working as Intended
A fire door only does its job if it closes and latches every time. DC Commercial Door Solutions handles fire-rated door installation, replacement, and repair. We do not provide fire door inspection, testing, labeling, or certification services.
Fire-Rated Doors & Frames
Fire-rated doors and frames are installed at specific openings — such as stairwells and rated corridors — to slow the spread of fire and smoke. We install, repair, and replace fire-rated doors and frames, along with the hardware they require.
Fire Door Hardware
Fire-rated openings generally require hardware that supports self-closing and positive latching, such as a functioning door closer and compatible latching hardware. Where panic or exit hardware is required on a fire-rated opening, it needs to be a type listed for fire-door use. Fire-Rated Frames
A fire-rated opening is an assembly: the door, the frame, and the hardware all have to be suitable for the rating. We install and replace labeled fire-rated frames, most often hollow metal frames, and repair frames that have come loose, been bent by impact, or rusted at the floor. Where a frame is too damaged to hold a door square and latched, we recommend replacing it with the door.
Self-Closing and Positive-Latching Hardware
Two functions matter most on a fire door. It must close by itself after every use, and it must latch when it closes so it stays shut under pressure.
- Self-closing We repair, adjust, and replace door closers on fire-rated doors, and remove improvised hold-opens such as wedges and kick-down stops that defeat the closer.
- Positive latching We repair and replace latches, mortise and cylindrical locks, strikes, and fire exit hardware so the door latches every time it closes.
- Fire exit hardware On rated egress doors we install exit devices labeled for fire-door use, which do not have mechanical dogging.
- Hinges, gasketing, and coordinators We replace worn hinges and damaged seals, and service coordinators and flush bolts on pairs of doors.

Repairs on a rated opening are made with components appropriate to that opening. We do not field-modify fire doors in ways that are outside what the door's listing allows, and where a door or frame cannot properly be repaired we will tell you it needs to be replaced.

Door doesn't self-close or latch fully
This is usually a closer adjustment issue or worn latch hardware. Because self-closing and latching are core to how a fire door is intended to function, this type of issue is worth addressing promptly.
Door or frame misalignment
A fire door that has shifted out of alignment with its frame may not close and latch fully. We correct alignment and check that the door still closes and seals as intended for its opening.
Damaged hardware or labels
Fire doors typically carry a rating label, and hardware needs to remain the type originally specified for that opening. We repair and replace damaged hardware with components suited to the door's application.

Repair vs. Replacement
Closer adjustment, alignment, and hardware issues are typically repairable. Replacement is generally the right approach when the door or frame is significantly damaged, or the existing door is no longer an appropriate type for its opening. When we recommend replacement, we explain why the existing door or frame cannot be brought back to working order, and we match the new door, frame, and hardware to the rating required for that opening. You receive a written quote before any work begins.

Fire door requirements are set by local building and fire code and can vary by jurisdiction and building type. We install, repair, and replace fire-rated doors, frames, and hardware, but we do not provide fire door inspection, testing, labeling, or compliance certification services. Repairing or replacing a fire-rated door does not, by itself, certify the opening as compliant. For a determination of whether a specific door or building meets applicable code requirements, consult your local fire marshal or a qualified code official.
